My wife and I have looked at 19 houses over the last 2 months. We have placed offers on two of them. Both offers fell through during the negotiating process. There were things in both homes that needed repairs that the sellers were unwilling to fix or compensate for. It was just 30 minutes ago that things fell through on the second house. There was a major problem with the roof, and they would not replace the shingles. I'm so frustrated. We need to find a damn house soon, since we need to be in before school starts in August. :banghead::banghead:

Stick with it Paulieg.
There are so many headaches when looking at property.

My wife an I are looking at purchasing a lake front property just as a sort of "get away" (its only about 3 miles from our home :D )

What a nightmare. The realitor is clueless and the owner is out of state. (sigh)

We keep finding sellers with unrealistic expectation of what there house is worth in this market.

No kidding, the market is still horribly inflated and people think that thier house is some kind of mansion and are asking for at least double what it is worth.

I know your pain.

i'm on the opposite end of the spectrum right now. Selling a house from out of state. I am going to have to put out $13k to get out of it.

Definately a buyers market right now. Sellers are still in that fairytale land of the last 5 years. I am more realistic. I moved down here to Aarkansas to be with my wife. I didn't want to until the house was sold but the transfer for my job demanded it. i was lucky enough to find a buyer who needed in real quick. I am still losing money though.

Yeah, buyers market...with many delusional sellers.

It's still a buyer's market in my area. We just bought our home in December. it took months and at least 4 offers that fell thru before we got this one. We were going thru FHA, so we also had to have the owners repair certain things before FHA would approve the loan. This was the only person willing to do those things.

We are kinda glad we missed out on those other houses tho. This one was not only cheaper, but larger, and in better shape to boot. Hang in there Paul, the right house will find you.

paul i am with you! my wife and i are looking at houses as well and it is a big pain in the ass. not only is it exhausting, but sellers seem to be inflating their prices and arent willing to do much negotiating.

Where I live my house was apprasied at 150,000 dollars which is your average Bilevel house two years ago. It has a new roof with 30 year shingels, new windows( argon double pane) lifteme warranty tranferable, new siding (lifetime tranferable warranty),new water heater, new ac unit by Trane, new furance by Bryant, new redone bath room shower , tube and tile , all new light fixtures, every room repainted, new carpet, new kitchen floor, brand new chimney, built from the ground up ,with Beldon bricks. It is now worth 120,000 and I live in a up scale east side area of Cincinnati. The average house in my area is about 250,000 and up. My house is smaller but nice. I can afford about a 180,000 house but cannot lose 20,000 or more to sell mine. I have 4 kids 3 in one room(which was fine when they were little )2 in bunk beds and 1 in a captains bed. The 4th child is a boy with a small den type room. My oldest is 15 years old and is stuck in a bunk bed. Its like we are constantly camping, clothes stacked everywhere etc. I understand your trouble Paul heck we wanted to move down by you but we cannot sell our house. It is really worth about 160,000 now but we will never get that anytime soon.

wow, trt, i don't feel as bad not. I didn't put quite as much into mine (close but not quite). Makes me glad i swallowed my price (I was asking $199,900) It ended up going for $189,900. I owed $187,000.
